WhatatalkinglistingQRactuallyis
A talking QR is not a link to a prospectus. It is a printed mark on the residence that opens a live conversation in the buyer’s browser.

Most listing QRs go nowhere useful
Walk any presentation gallery and you will find codes that open a homepage, a forty-page specification, or a brand film that will not play on the building’s wireless. The buyer is holding the rooms. They have one or two questions. The code does not answer them.
A talking QR is a different destination. Scan it and the listing page opens with voice and a written conversation. The buyer inquires about aspect, materials, care, parking, the levy. The answer comes from the files the gallery put on that residence - not from a generic search of the open web.
The mark remains when the answers change
You print the QR once. You place it on the door card, the prospectus, or the model. When the schedule updates, the next scan uses the new files. The sticker does not change.
That is the operational point. Floor teams should not reprint a door card because a FAQ received a new sentence, or because the stone in the kitchen was revised. Print is slow. The dossier behind the mark can be exact by afternoon.
Nothing to install
The camera on the telephone opens a browser page. There is no application, no account, no permission beyond what the browser already asks in order to speak. If they would rather type, they type. The intelligence is the same.
This matters more than it sounds. A code that requires a download in a show flat is a code that will not be used. The listing must be as easy to address as it is to look at.
Voice is optional. The conversation is not.
Some people will speak. Some will write because the gallery is quiet, or loud, or they do not wish to be overheard. Both belong on the same listing page.
If you only send them to a PDF, you have trained them that your codes are homework. If the scan answers this residence, you have trained them to scan the next one too.
What it is not
It is not a telephone line. It is not a call centre. It is not a website chatbot dropped onto a brochure. The buyer is already standing in the unit, or at the table, with the rooms in front of them.
The covenant is small and strict: the residence speaks, from the papers you gave it, about the home they are already in. When the files are silent, it should say so. When the inventory is gone, the mark should go quiet. Everything else is decoration.
