Some will speak. Some will type because the show flat is hushed, or the gallery is loud, or they do not wish to be overheard. Both must be first-class.

The room decides the register

A model suite at eleven in the morning, with an associate in the next room, is a place where people will speak to a telephone. A gallery at a launch, with music and a queue at the table, is not. A quiet weekday showing, with another couple at the terrace door, is a third climate entirely.

A listing QR that only works if you are willing to talk out loud is a QR that half the floor will refuse. Voaize therefore holds both: a spoken conversation and a written one, on the same page, from the same files, about the same residence.

Typing is not a lesser mode

There is a temptation to treat typed chat as the fallback - the thing you offer people who will not perform. That is a mistake. Many of the best questions are the ones people will not say in front of a stranger: whether the levy is high, whether animals are permitted, whether last year’s specification still holds, whether the west rooms are noisy.

Writing is how those questions arrive. If the typed box feels like a contact form, you have already lost them. It should feel like the same conversation, merely quieter.

Say, on the sticker, that both are available

“Scan to speak with this residence - or type.” That one clause removes the fear that the telephone will erupt with audio in a hushed show flat. People have been trained, by a decade of bad codes, to expect either a PDF or a surprise.

The prompt on the door card is part of the product. A beautiful mark with no instruction is a decoration. A single honest line is an invitation.

Suggested questions, already on the tongue

The page can offer a few tap-ready inquiries, formed from the brand voice, the instructions, and the files you uploaded: aspect, parking, finishes, the levy. They are not a script. They are a courtesy for the buyer who knows they have a question and has not yet found the words.

Keep them short. Keep them true to the dossier. A suggested question the files cannot answer is a small betrayal at the top of the page.

When the conversation should end

A listing page that keeps listening after the buyer has turned away is an embarrassment. Sessions go quiet after a minute without speech or typing. The house does not pursue them down the corridor.

Voice is optional. The conversation is not. If you only send them to a prospectus, you have trained them that your codes are homework. If the scan answers this residence, you have trained them to scan the next one.
